Real estate brokers know what it takes to move properties, and they know when and how to advise their sellers. One of the most expensive mistakes is avoiding advising the client regarding the critical improvements to attract their buyer. We all know that a pristine property signals to a potential buyer that a conscientious seller has made significant investments and effort to improve and maintain their property. Sign slogans like “I'm Gorgeous Inside” or "Updated Kitchen” may peak a buyers interest, but if their first impression includes a roof covered in black stains and an exterior that has been ignored, they will tend to think the slogan should read ...

So what IS wrong with that roof? Those nasty black roof stains are actually a colony of living organisms - spores that feed on roofing material and cause it to deteriorate at an alarming rate. Roughly 40-50% of a roof's service life can be lost by letting this condition persist and worsen. Algae colonies grow, multiply, and attract lichens and moss growth, which will ultimately cause irreversible damage. It doesn't die with age and it doesn't wash off with rain or snow. The north and east exposures are the most vulnerable due to the additional shade and moisture naturally occurring there. The same goes for low-lying properties, those near lakes, streams, the woods and golf-courses. Generally, the condition goes unnoticed when the front of the property faces south or west because the worst of it is simply not in plain view.
Roofing suffering with this condition can create obstacles to your closing as a consequence of a failed home inspection, and has the potential to create insurance snags. Home inspectors can send up red flags, or mistakenly recommend a roof replacement, due to inexperience in identifying a serious roof algae infestation. Some insurance companies have begun to write policy exclusions or coverage limitations when roofing is in obvious need of cleaning.
